2026 Information & Fact Sheet
For 2026, fees include a resale capital contribution of $15,000 for new residents and $3,000 for existing owners, applicable to those moving within the community who are not purchasing a second unit or who sell their second unit within nine months of acquiring an additional property. The annual membership operating assessment is $8,350 and the capital reserve assessment is $2,200, both payable in two installments due January 1 and July 1. A pickleball/tennis project assessment is $1,500 as a one-time payment or $1,600 in three installments, with payment options varying by unit. The annual internet fee is $371.40, due January 1, and there is a $500 annual food minimum running from January 1 through December 31, with any unmet balance billed at year-end plus applicable Florida sales tax. Additional fees include a $200 estoppel fee, a campus expansion assessment of $700 payable in two installments through 2026, an $800 transfer membership fee for renters, and a $50 non-transfer rental fee available only to owners prior to the March 27, 2024 amendment to the governing documents.
